Pelham is small, old and very well built. The two villages, Pelham and Pelham Manor, sit on tree-lined streets just north of the city line, and the housing stock is a catalog of the best of the 1900s through the 1930s: stucco-and-timber Tudors with slate roofs and leaded casements, stone-fronted colonials, Dutch colonials with deep gambrels, center-hall colonials with real center halls. Pelhamwood and Pelham Heights were laid out as planned residential enclaves, and it shows in the consistency of the streetscape. Chester Park in the Manor is the kind of block people drive through slowly.
The character of the place is unusually intact. Wolfs Lane and Fifth Avenue form a village center you can actually walk to, the Pelham Art Center anchors a real local arts life, the Pelham Country Club and Travers Island sit at the southern edge, and the train reaches Grand Central in roughly half an hour. That last fact shapes the client base: commuter families, many in law, finance and medicine, who bought a serious old house for the architecture and now need the inside of it to work for the way a family lives in this decade.

Luxury Residential Interior Design in Pelham
The recurring Pelham problem is a beautiful house with a plan written for 1926. Small kitchen at the back with a butler's pantry and a maid's stair. A formal dining room used four times a year. A dark center hall. Four bedrooms and one and a half baths on the second floor. Space planning is where we solve it: consolidating the rear of the plan into a kitchen and family room that gets the good light, converting underused formal space into rooms the family actually occupies, and building a proper primary suite with a real bath and dressing room out of the bedrooms and closets that are already there.
Then the interior architecture, which is what makes these houses worth owning. We draw custom millwork to the existing profiles rather than near them: paneled wainscot, deep window casings, coffered and beamed ceilings, arched openings kept as arched openings, built-in casework fitted to the bays and stair landings. Custom cabinetry, honed marble and soapstone, quartersawn oak, plaster finishes, period-appropriate tile, unlacquered brass. Tudors take a specific hand with light and color, so lighting is designed room by room and layered, and the leaded glass, stone and timber are treated as assets rather than obstacles.

Commercial Interior Design in Pelham
Pelham's commercial spaces are small, visible and close to home, which raises the standard rather than lowering it. Along Wolfs Lane and Fifth Avenue you find independent restaurants and retail, boutique law, accounting and financial offices, private medical, dental and specialty practices, and studios and arts spaces serving the two villages. We design these the way we design the houses: plan first, then custom millwork, lighting and finishes selected to take daily traffic and still look right years in.

The INSABELLADESIGN Difference
Beth Insabella Walsh leads every project. She founded the firm in 1996 and still reviews the drawings, the millwork profiles, the finish schedule, the fabrics and the lighting layouts herself, and she is on site through installation. There is no handoff to a junior designer after the first meeting. Much of our work comes from referrals and repeat clients, which tends to be what happens when the principal stays on the job.
Behind her is a trade bench built over nearly thirty years: millworkers, cabinetmakers, plaster and paint artisans, stone fabricators, upholsterers and installers who know exactly what we will sign off on. In a village of 1920s Tudors and stone colonials, that continuity is the whole point, because the finish work is what you see every day. 1. Start with a conversation
A consultation at our Little Silver studio or your property. We talk through the space, the scope, how you live or work in it, and what you want the finished project to accomplish. No obligation, and you will always be speaking with Beth.
2. Design and decisions
Space planning, materials, millwork and cabinetry design, lighting, and furnishings developed into one coherent plan, with drawings and documentation your contractor and trades can actually build from.
3. We carry it to the finish
We coordinate the trades, manage orders and timelines, and stay on the project through installation and styling, so you get a completed space rather than a plan left for you to assemble.

Do you design for Pelham's Tudor and stone houses?
Yes, and they are among our favorite projects to take. We keep the leaded glass, arched openings, slate, stone and timber doing their job, draw new millwork to match the existing profiles, and rebuild the parts of the plan that no longer serve a family, usually the kitchen, the second-floor baths and the primary suite. Where the house needs a full reset, we open walls, move plumbing and mechanicals and rework the interior architecture from the framing out.
Can you get a modern kitchen and primary suite out of a 1920s Pelham floor plan?
Almost always, and the answer is usually in the plan rather than in an addition. The butler's pantry, back stair and old maid's rooms are often the square footage a modern kitchen or primary bath needs. We start with space planning to find it, then design custom cabinetry and millwork so the new rooms read as though they were always part of the house.
Does INSABELLADESIGN do home staging in Pelham?
No. We are a full-service interior design firm and we do not stage homes for sale. Our work is designing interiors for people who will live in or operate the space, covering space planning, custom kitchens and baths, millwork, lighting, furnishings, art and project management.
How do you work with commuter families who are out of the house all day?
We run the project so you do not have to. Beth and a senior team handle the drawings, the custom millwork, the trade schedule, procurement and installation, and we consolidate decisions into a small number of substantive meetings instead of a constant drip of questions. Site coordination happens during the day whether you are home or on the 7:12 to Grand Central.
What does a high-end Pelham project typically involve?
Scope varies widely, from a single kitchen or primary bath to a whole-home renovation with new interior architecture throughout. After an initial consultation and walkthrough we give you a detailed proposal covering design, custom millwork, procurement and project management, so you know what you are committing to before work begins.
