Interior Design in Manhattan, New York

Interior design in Manhattan works around two authorities before it gets to finishes: the co-op board and, in a landmarked district, the Landmarks Preservation Commission. Most prewar buildings on Park and Fifth Avenue are co-ops, and every renovation starts with an alteration agreement setting what can be touched and when. In the Upper East Side, Greenwich Village, and SoHo-Cast Iron historic districts, anything visible from the street — a window, a cornice, a storefront — needs the LPC's sign-off first.

The buildings themselves set the brief. A Candela apartment on Park Avenue — 740 Park, 960 Fifth — comes with a formal entry gallery, a separate service wing, herringbone floors, and plaster crown moldings original to 1928 or 1929. An Emery Roth tower on Central Park West, the Beresford or the San Remo, adds twin turrets and a different massing problem entirely. Working inside either means restoring what the architect specified before adding anything of our own.

Luxury Residential Interior Design in Manhattan

In a prewar co-op, restoration comes first: reviving cornice work, replacing a service kitchen with one built for actual cooking, adding a primary bath where a single fixture used to be. Moving a bathroom or a kitchen to a new location runs into the wet-over-dry rule most co-ops enforce — plumbing generally can't sit above a neighbor's bedroom or living room — so the board reviews any change to the risers before it reviews the tile.

In the penthouses and lofts, the shell is often raw and the windows are the asset: we plan for what a big window does to a room at night as much as during the day, and specify materials warm enough to hold their own against that much glass. Townhouses bring a different structural fact — a party wall, shared with the house next door, that any excavation or new opening has to be agreed with the neighbor before a contractor touches it.

Commercial Interior Design in Manhattan

Beyond residences, we design private wealth-management and family-office suites, boutique law and advisory practices, members' lounges, and aesthetic and specialty medical practices. Custom millwork, refined lighting, and finishes chosen for how a room reads to a client who's shown in and seated, not how it photographs empty.

The INSABELLADESIGN Difference

Every Manhattan project, prewar co-op to Tribeca loft, runs through founder Beth Insabella Walsh personally, from the first site visit through the co-op board application and the final furniture placement. Board packages, alteration agreements, and LPC filings move faster when the same person who knows the building's history is the one filing them.

We work from just across the river in Little Silver, and many of our clients keep a city apartment alongside a home in the suburbs or at the shore, wanting the same design eye across both. INSABELLADESIGN is WBENC-certified and woman-owned, with ASID and IIDA membership, and has practiced since 1996.

How a Project Works

1. Start with a conversation

A consultation at our Little Silver studio or your property. We talk through the space, the scope, how you live or work in it, and what you want the finished project to accomplish. No obligation, and you will always be speaking with Beth.

2. Design and decisions

Space planning, materials, millwork and cabinetry design, lighting, and furnishings developed into one coherent plan, with drawings and documentation your contractor and trades can actually build from.

3. We carry it to the finish

We coordinate the trades, manage orders and timelines, and stay on the project through installation and styling, so you get a completed space rather than a plan left for you to assemble.

Manhattan Interior Design FAQs

Are you interior designers or interior decorators?

We are a full-service design firm. That means space planning and design documentation, custom kitchens and baths, millwork, lighting, furnishing and installation. Decoration is part of the work, not the whole of it.

What does full service include?

Drawings, custom millwork and casework, lighting design, finishes, furnishings, procurement, trade coordination and installation. We coordinate the trades and manage the schedule.

Have you worked in this area?

The studio is in Little Silver and we work across New Jersey, New York, Connecticut and Florida, Manhattan included.

Do you design commercial spaces as well as homes?

Yes. Alongside residential work we design medical, corporate, government, retail and multifamily interiors.

Do you take single rooms, or only whole homes?

Both. Scope runs from a single room to a full renovation or new build.

How do your fees work?

It depends on scope, from a single room to a full renovation or new build. After an initial consultation we provide a detailed proposal.

Who leads the project?

Beth Insabella Walsh, the firm’s founder, leads every project.
