Luxury Residential Interior Design in Manhattan
In the prewar co-ops, our work is restoration and refinement at the highest level: reviving the plaster cornices, herringbone floors, French doors, and gracious proportions that make these apartments legendary, then reworking service kitchens into chef-caliber cooking spaces and adding spa baths, dressing rooms, libraries, and the custom millwork that makes a classic layout live for today. We respect the architecture of a Candela or Emery Roth building because the market demands it and because it deserves it.
In the penthouses and lofts, the challenge inverts. The views are spectacular and the shells are raw, and our job is to give them soul: warm materials against the glass, layered lighting that makes the skyline a feature at night, custom built-ins and dressing rooms, and rooms scaled for both grand entertaining and private ease. In the townhouses, we design across floors, a full life stacked vertically, from garden-level kitchen to top-floor primary suite.

How a Project Works
1. Start with a conversation
A consultation at our Little Silver studio or your property. We talk through the space, the scope, how you live or work in it, and what you want the finished project to accomplish. No obligation, and you will always be speaking with Beth.
2. Design and decisions
Space planning, materials, millwork and cabinetry design, lighting, and furnishings developed into one coherent plan, with drawings and documentation your contractor and trades can actually build from.
3. We carry it to the finish
We coordinate the trades, manage orders and timelines, and stay on the project through installation and styling, so you get a completed space rather than a plan left for you to assemble.

Do you design prewar co-ops on Fifth and Park Avenue?
Yes. It is one of the areas we are most often called in for. Beyond bringing back original plasterwork and flooring, the real work is usually the kitchen and baths, since those were built for staff nearly a century ago and need a full rebuild to function at today's standard while still reading as original to the apartment.
Can you handle penthouses and townhouses?
Absolutely, though the two call for opposite instincts. A penthouse or loft starts as a raw shell that needs warmth and scale added in, while a townhouse is already divided into floors, and the work is choreographing how a household actually moves between them, from the entry sequence down to where the family actually eats breakfast.
Do you manage Manhattan co-op board approvals?
Yes, and skipping this step is how projects stall for months. We prepare and shepherd the board package and alteration agreement ourselves, and we coordinate the expeditors so the paperwork moves in parallel with the design rather than holding it up.
You're based in New Jersey. Do you work in Manhattan?
Yes, all the time. New Jersey is close enough that it functions as a design trip, not a commute, and it is common for a family to have us on a city apartment one year and a home at the shore or in the suburbs the next, with the same materials and detailing carried across both.
Do you design a pied-a-terre or smaller apartment?
Yes. A smaller footprint just means every square foot has to do more work: multi-purpose millwork, a bar that folds away, a bed that faces the view instead of a wall. None of it should read as a compromise if it's planned correctly from day one.
What does full-service mean at this level?
Everything, end to end: space planning, custom kitchens and baths, cabinetry and millwork, lighting, furnishings, fine art, board approvals, and full project management, with Beth Insabella Walsh accountable for how it all comes together.
