Interior design in Mantoloking starts with what Hurricane Sandy did here in 2012: the storm breached the Barnegat Peninsula at Herbert Street, cutting the only road onto the island, and washed away roughly two dozen oceanfront houses outright. Most of the borough's homes took damage; dozens more came down rather than being repaired. The borough is well under a square mile, nearly forty percent water, the barrier strip between Barnegat Bay and the Atlantic.
Every home built or substantially repaired since has answered to the same rule: in the V-zone, the high-velocity wave area along the ocean, the structure sits on pilings with breakaway walls below the living space, and a foot or more of freeboard above the flood elevation is standard practice. That elevation, not the floor plan, is the first decision on a Mantoloking project, because it sets the stair count before it sets a single finish.

Luxury Residential Interior Design in Mantoloking
The houses we design here are built for two exposures: sunrise over the ocean, sunset over the bay, often from the same lot. We plan great rooms, primary suites, and outdoor living around that double view, and because so many of these are second homes meant to gather extended family, we design for the biggest weekend of the year — bunk rooms, a scullery off the main kitchen, seating that scales up and down.
Building on pilings changes the interior architecture before it changes a single finish: the ground level is parking and storage, not living space, so the primary floor sits a full story up, and the stair becomes real architecture rather than a connector. We coordinate with the architect and builder from the earliest drawings on where that stair lands and how the house reads from the street at its new height.

Commercial Interior Design in Mantoloking
Mantoloking itself has almost no commercial zoning, just the Mantoloking Yacht Club operating as a longstanding nonconforming use inside a residential district. Commercial work in this stretch of the barrier peninsula sits mostly in Bay Head and Brick Township just over the bridge: marinas, private clubs, and the boutique professional offices that serve island families.

A consultation at our Little Silver studio or your property. We talk through the space, the scope, how you live or work in it, and what you want the finished project to accomplish. No obligation, and you will always be speaking with Beth.
2. Design and decisions
Space planning, materials, millwork and cabinetry design, lighting, and furnishings developed into one coherent plan, with drawings and documentation your contractor and trades can actually build from.
3. We carry it to the finish
We coordinate the trades, manage orders and timelines, and stay on the project through installation and styling, so you get a completed space rather than a plan left for you to assemble.
