Hudson County is the densest county in the state and it shows up in the floor plans. The Hoboken and Jersey City waterfront is high-rise: glass, a fixed column grid, tight slab-to-slab heights, almost no room to move ductwork, and a view across the river worth planning the whole apartment around. Behind that sit the brownstones and rowhouses — Hoboken's walk-ups off Washington Street, Jersey City's Hamilton Park, Van Vorst and Paulus Hook blocks — narrow, deep, and originally chopped into small rooms that nobody wants now. Secaucus is the other Hudson County: lower density, newer construction, and the office and logistics belt along the Meadowlands.

What people ask for here is storage, light and a plan that stops wasting circulation. A 1,400-square-foot condo has to hold a home office, a real kitchen and a place to put things, without turning into corridor. A brownstone floor has one window at each end and thirty feet of dark in between, so the plan has to move light through it. The answers are built rather than bought: full-height custom millwork instead of freestanding furniture, cabinetry to the ceiling, pocket and sliding doors where a swing eats a room, honed stone and integrated appliances so a small kitchen reads calm, and a lighting plan that works where you cannot recess anything into a concrete slab.
What We Design Across Hudson County
On the residential side the two building types demand different work. In a waterfront high-rise it is a gut or near-gut inside real constraints — the column grid, the slab, the building's alteration agreement, freight elevator windows, sound attenuation requirements under flooring. That means custom cabinetry and built-in millwork drawn to the millimeter, ceiling and soffit strategies that hide what cannot be moved, and a lighting plan built for a slab you cannot cut into. In a brownstone or rowhouse it is the opposite problem: undoing decades of partitioning, restoring or matching original mantels, casing and plaster detail, and rebuilding a kitchen and baths inside a narrow footprint. Both get the same full package through furnishings, window treatments and art.
Commercial is a strong fit for this county. Between the Exchange Place and Newport office towers, the professional and medical practices spread through Hoboken and downtown Jersey City, and the corporate space around Secaucus, there is a lot of interior that has to work hard on a tight floor plate. Do you work in Hoboken and Jersey City high-rise buildings?
Yes, and the building itself is part of the job. Luxury condo towers come with alteration agreements, insurance requirements, approved-contractor lists, freight elevator scheduling and flooring sound ratings, and all of that has to be built into the drawings and the timeline from the start. We coordinate that paperwork and sequencing rather than leaving it to you.
Can you make a narrow brownstone floor plan work?
Usually, yes — it is a space planning problem more than a decorating one. The work is removing partitions that were added later, moving light from the front and rear windows through the middle of the floor, and building storage into millwork so nothing has to be solved with furniture. Original mantels, casing and plaster detail get restored or matched rather than discarded.
Do you take commercial and office work in Hudson County?
